Three and a Half Years III: Falls and Rises is the third installment in a four-part series detailing the life events of Radim Passer, a prominent Czech developer and owner of PASSERINVEST GROUP. This book picks up chronologically where the previous installment left off, covering events from 2002 to 2005.

While the prior books exude faith, joyful sharing of Christian values, and hope that life would continue under God's guidance despite business hardships, this volume unveils the painful disintegration of Passer's marriage. This is accompanied by feelings of bitterness, injustice, self-reflection, and the helplessness over the loss of a happy childhood for their young son Radim, cherished by both parents following the death of their firstborn, Maxík.

The author perceives this painful reality as a life defeat, coping with difficulty. Tranquility eludes him even in subsequent relationships attempted after the separation, where promises of forgiveness fail as his wife maintains an affair. Passer's personal life is also notably impacted by a severe car accident, survived with luck and the aid of a passing driver. He sees this as a divine admission, reaffirming life's worth and surrendering to God's will.

Conversely, his professional life flourishes with one success after another, marking 15 years of PASSERINVEST GROUP. The company completes the Gamma building and secures its largest rental contract to date with Telefonica 02, as well as finishes the E building for ČEZ, completes Nová Brumlovka, and makes economically efficient sales of the Gamma and E buildings. These achievements are overshadowed by conflicts with local Prague 4 politicians, who hinder the completion of BB Centrum and impede the construction of a church, school, and new buildings. The narrative sheds light on the corrupt practices in land sales and rigged tenders. Despite losing substantial project opportunities domestically and abroad, Passer resolutely refrains from engaging in prevalent corruption, determined to uphold his Christian business principles.
